6 steps for buying online
CHOOSING A PROPERTY, DISCUSSING ALL DETAILS
Once you have chosen the property and agreed on all terms with your manager, you should send your passport copy and receive an invoice for £1,000 (£5,000 for resale properties). The deposit can be paid in any currency convenient for you - dollars, pounds, or euros.

You can keep the contract in pounds and make payments in dollars or euros at the exchange rate on the day of payment, or we can fix the sale price in dollars or euros, if it is more convenient for you. As a rule, the deposit is non-refundable and it allows us to take the property off the market for 1 month.
PAYMENT OF DEPOSIT
You have several options for deposit payment:

1) Online banking is the most convenient option.
After making a transfer, you should send us a payment confirmation. The transaction can take up to 3-5 working days.

2) Another way is to pay the invoice at your bank branch.
If for some reason you prefer not to show the purchase of the property abroad, we will not specify it in the invoice, and write payment for legal or consulting services or renting a property instead.

3) The fastest option is payment by card.
If you have a credit card, you can pay a deposit via mail order. In this case you should provide us with your card details (number, expiry date and CVV) and we make the payment through POS device.

If you are concerned with the fact that you give us your card details, we can arrange a video conference with the accountant - you tell your card details directly to the accountant while he enters them into the POS device. Thus, your card data will not be recorded anywhere. Many of our customers pay deposits usuing this option, because it is fast and convenient.
TAKING THE PROPERTY OFF THE MARKET
As soon as you send us a payment confirmation, we take this property off the market and prepare a reservation form with all the agreed terms and conditions: price, payment plan, any gifts and bonuses.
CHOOSING A LAWYER
Further, you need to choose a lawyer. Since you are buying property not in your home country, you need a professional who knows the law of the TRNC and who can guarantee that your investment is safe. We can recommend one of our lawyers - Munir Akil or Berna Celik.

Munir Akil is an English lawyer and former Chief Justice of the TRNC with an impeccable reputation. Berna Celik is a leading lawyer in Northern Cyprus, specializing in real estate registration and business management. She also teaches international law at one of the largerst universities in Cyprus.
SIGNING A POWER OF ATTORNEY AND A CONTRACT OF SALE
The lawyer prepares a power of attorney (POA) and sends it to your email. You should print it out in 3 copies, have it certified by the Turksih Embassy, and send it to us by DHL. Please note that you must have an Apostille.

The POA gives the lawyer the right to sign the contract on your behalf, pay the stamp duty at the tax office, and register the property at the Land Registry Office. With this POA the lawyer can also transfer the title deed into your name once the propety price has been paid in full and your permission to purchase has been granted.

Once we receive the POA , the lawyer can sign the contract on your behalf if you agree with all the clauses. The contract is drawn up on the basis of the reservation form. If you prefer to have your own signature in the contract, you can sign the contract yourself in 3 copies and send them to us by DHL together with the POA.
LEGAL FEES AND DOWNPAYMENT
When the downpayment is received and legal fees are paid, the lawyer registers the contract at the Land Registry Office.
